What are the Haven mortgage rates? Haven offers a range of fixed and variable Haven mortgage rates. Fixed Haven mortgage rates have a maturity of 1-5, 7, and 10 years, which means that your payment does not change during the fixed-rate period.

Variable Haven mortgage rates depend on the loan against the value of your mortgage. This means that the amount you borrow is expressed as a percentage of the property’s value. For example, a $100,000 mortgage on a property valued at $200,000 would give a 50% loan value. Variable rates can rise and fall over the life of your mortgage.

Existing home-owned mortgage customers may be eligible to switch to a new deal loan-to-value (LTV) interest rate where the LTV changes sufficiently throughout the mortgage.

The annual percentage rate or annual percentage rate is the total cost of borrowing the loan amount. It takes into account all costs incurred during the life of the loan, such as the origination costs and the interest rate.

What You Should Know About Haven Mortgage Rates

I am a mortgage holder Tracker rate

If you use a fixed interest rate, Haven Hypotheek’s interest commitment is deemed to have expired and the applicable variable interest rate of the lender will apply upon the expiry of this fixed term. To be clear, if you take advantage of a fixed interest rate, you will lose the opportunity to take advantage of a mortgage that tracks the interest in the future.

If you would like to convert your mortgage to a fixed rate and have a rate tracked, you must contact Haven on 0818 565 500 to arrange a ‘Statement of Tracked to Fixed Conversion’. You can fill this in and submit it together with the ‘Mortgage Loan Tracking Rate Conversion Form’.

Please note that if the Tracker Fixed Conversion Statement is not completed, your request to convert your mortgage account to an existing commercial fixed rate will not be processed.

A final note on interest rate conversion

If there is a change in interest rates before Haven has converted the borrowing rate, Haven will apply the fixed rate available at the time the Conversion Form is received.

As noted above, for mortgage holders switching from a Tracked Rate Mortgage, the fixed rate applied by Haven is the fixed rate available when both the completed Conversion Form and Tracking Declaration Form are received at Haven’s registered office. If no other fixed rate is available, the current variable rate will apply. Haven cannot inform individual customers of interest rate changes before converting their loan account.

Fixed or variable?

You are already familiar with the fixed or variable rates you pay on your mortgage. But many things may have changed since the last time you made the decision. Your broker will be happy to guide you in the best option for you.

What if you still can’t choose? Well, you don’t have to. You can have your cake and eat it too. For customers who aren’t sure which rate type to choose, Haven offers the option to split the loan amount in half, so you can take advantage of both the variable rate on one part of the loan and the fixed rate on the other of the loan

If you take out a fixed-rate mortgage for at least one year and decide to repay it (partially) early, switch to a variable rate, or switch to another fixed rate, you can take early retirement in the name of Haven.
